One of the most frequent questions I get is how I feel about private sales of Vancouver luxury real estate. Many people think it would be the perfect way to handle sales and purchases quickly and quietly.
I get it… On paper, it looks like a way to not have to deal with staging, viewings, etc.
But here’s the truth about private sales: they aren’t a good choice when it comes to Vancouver luxury real estate.
The problem with private sales of Vancouver luxury real estate
1. You don’t get the best offer
Vancouver luxury real estate is all about connections. When you go for a private sale, you may not have the connections to find the best buyer. You’re also not likely to get the best offer or deal, plus you’ll be spending excessive time searching for a buyer in a real estate market that moves very fast!
2. There’s no help if things go wrong
Buying and selling real estate is all about trust and communication. Without an experienced agent, though, it’s easy for miscommunications to happen, trust to be lost, and negotiations can go sideways. But if that happens with a private sale, there’s no one there to help you – or make sure your interests are protected.
3. It’s easy for feelings to be hurt
Often, private sales happen between friends, or friends of friends. That means, if things do go wrong, there are personal relationships that can be damaged. That’s why it’s best to leave the negotiations up to us real estate agents! That way, we can protect your interests for you, allowing you to just focus on enjoying your time with family and friends.
4. Are you aware of the process?
Selling Vancouver luxury real estate requires the buyer and seller to follow an important process in order for the transaction to occur according to the law. There are forms to be signed and legal paperwork to address. Without an agent, can you be sure the sale is done properly, and in your best interest?
